Neat stuff - I look forward to reading the model ordinance.  TDR&#039;s have been an extremely useful tool for us up here in your old stomping ground (Arlington County).  Up until now, however, transfering density has been limited to the 4.1 Site Plan process, and is part of Arlington&#039;s Clarendon Revitalization District and Clarendon Sector Plan.  This has lead to some pretty interesting transactional and land use/zoning work as you can imagine.

TDR&#039;s really do allow much needed flexibility, both from a locality&#039;s point of view and for private intersts as well.  I think it is really great you guys have come up with a model ordinance for localities to use as a guide.  Congrat&#039;s!</description>
